1. What is Godrej Tiara, and where is it located?

Godrej Tiara is a luxury apartment project which is developed by Godrej Properties and has 350 Vaastu based apartments. Strategically located at Yeshwanthpur, it offers good connectivity to all city areas by Tumkur Highway, Bellary Road, NICE Road, and NH-44.

2. What is the total land in Godrej Tiara?

The project is spread over a big area of 5 Acres of land, and it comprises 350 apartments set in 3 towers with 29 floors each. A range of carefully crafted 3, 3.5, and 4.5 BHK apartments are here to deliver a luxury lifestyle with good ventilation, privacy, and natural light.

3. Is there a clubhouse here, and what amenities are provided in Godrej Tiara?

The project has a vast clubhouse, which includes party halls, a Kids Pool, changing rooms, a Saloon, Billiards, a Swimming Pool, a Banquet Hall, a Conference Room, an Indoor Games Room, a Gym, a Squash, Indoor Badminton Court, card games room, and a Spa.

4. Is this project a phased development, and what are the timelines set for completion?

Godrej Tiara is a single-phase project, and it is scheduled for completion end of Dec 2028.

5. How can I book my flat at Godrej Tiara?

  • Please find your desired apartment from available options (3, 3.5, and 4.5 BHK) by visiting the sales office directly in person.
  • Fill out the booking form and submit all KYC documents (PAN card, Aadhar card, and photos).
  • Pay the booking amount (10% of the total amount) by cheque or by DD favoring 'Godrej Properties,' together with all the needed supporting documents.

6. When do I get a confirmed allotment of flats in Godrej Tiara?

The allotment of flats is confirmed here after 10% of the total amount is paid and all the KYC documents are submitted.

7. How many installments are there for flats in Godrej Tiara, and is it time-bound?

The first condition of allotment is that installments must be paid by post-dated cheques. The payment is time-bound, as the schedule states. If there is a loan procedure, these PDCs are kept as collateral, and they are given back to buyers at the time of possession.

8. What will happen if I cancel the booking of a house in Godrej Tiara?

If you wish to cancel any house here after booking, 2% of the sale value is forfeited before the Agreement. 10% of the sale value is forfeited after the Agreement as a cancellation amount. The balance amount is given back to buyers without any interest. Cancellation will include GST charges as applicable. 5% GST, which is paid in small installments, and will not be refunded.

9. Are any alterations allowed in the flats of this project?

Godrej Tiara project is planned with a special theme, and all flats' finishes are carefully chosen. Considering the theme of the project, we are not able to allow any modifications.

10. Is the title of Godrej Tiara clear?

Legal due diligence is done for Godrej Tiara. The land is freehold and free from any encumbrances. It is also approved by the Government of Karnataka.

11. Has RERA approved Godrej Tiara?

The project has been applied for and is now waiting for approval, and it will be soon got in December 2024.

12. What are the documents that have to be signed in Godrej Tiara?

The documents that have to be signed in Godrej Tiara are the Agreement to Sell and Sale Deed at the end of the project.

13. What is the process for registering apartments in this project, and when will the registration of houses take place?

Registration of the sale deed is done only after the finish of the project and after the payment of wholesale consideration.

14. Have any banks approved the Godrej Tiara project, and are there any Housing finance institutions are there to give loans?

Yes, the builder has cautiously selected all banks and HFIs that will give loans to buyers to buy houses for the project.

15. What if Godrej Properties delays the building process and changes the possession date of this project?

The builder will hand over the project to the buyers on the given timelines. But for any reason that delays this project, Godrej Properties will pay for compensation set by the Government of Karnataka based on RERA rules.

16. What are the extra amounts that have to be paid in Godrej Tiara?

The price of the apartments includes the base price only. Other charges which needs to be paid are Registration Charges, GST, Advance Maintenance, BWSSB charges, Sinking fund, Stamp Duty Charges, and Statutory charges, as applicable

17. Will there be any validity to the price list in Godrej Tiara?

The prices will change from time to time, which is subject to the choice of Godrej Properties. As the project progresses the price will keep on increasing.

18. What is the buyer's duty for the payment of installments through Banks?

The buyer must make sure that the banks make timely payments. To enable easy payments, buyers should approve a payment schedule and give a mandate to pay all the payments as per schedule to their bank. It is done through the 'Mandatory Disbursement Form' during the signing of the Sale Agreement.

19. Am I allowed to shift my booking of units to other towers in Godrej Tiara?

No, it is allowed to shift the booking of flats either to a diļ¬€erent apartment or to any other project by Godrej Properties.

20. What is the source of water in Godrej Tiara?

Water is obtained through BWSSB supply and from groundwater. Rain Water Harvest units, Water Treatment Plants, and other latest ways are there to save water.
